ROLES AND RESPONSIBILITIES


• Assist in the business development activities for land, residential retail and mixed-use assets as directed by the line manager.

• Assist in developing feasibility studies for residential, retail and mixed-use assets and seek approval from line manager

  - Perform project costing in coordination with Project Management.

  - Develop financial model in collaboration with Partnerships & Investment and other relevant functions

  - Liaise with Partnerships & Investments and other relevant functions on feasibility studies.

• Assist in developing feasibility study on owned land:

  - Recommend allocation of specific assets by segment on land plots

  - Recommend land phasing plan

  - Recommend in input to the pricing of land plots based on price benchmark of comparable land plots

  - Research and Recommend unit cost by land plot

  - Perform infrastructure costing in coordination with Operations. Perform high level cost breakdown of infrastructure (recoverable versus non recoverable costs)

  - Develop financial model and feasibility studies. Liaise with various Investment Analysis and other relevant functions on feasibility study

  - Review the Delivery team progress and report on progress of the delivery and the timely handing over of government related assets to reduce       O+M costs and land costs

• Collate input from internal and external stakeholders. Review and Report on pre-concept test fit, concept master plan and detailed master plan   managed and developed by the master planning function.

• Assist in review, update , report and recommend on the allocated land bank from inception, design, delivery of infrastructure, authority handovers,     sales and development on land plots.

• Use market intelligence reports to recommend land use requirements for master plans; matching supply with demand.

• Use Market reports and media Publication to identify trends in Development products related to life style and recommend land use and products  that can overall enhance the project attractiveness and profitability.

• Review and update development manager on schedules for land development in conjunction with Delivery and Controls.

• Perform continuous monitoring of design and project deliverables, program and risk register.

  - Provide constant progress updates and monthly written reports on construction progress.

  - Identify major issues or conflicts and recommend appropriate solutions

  - Monitor development budgets against projected and actual costs and recommend appropriate solutions on deviations

• Support in deciding on refined commercial strategy based on recommendation from Commercial (e.g. pricing, sales phasing, etc.)

• Support in deciding on marketing strategy (e.g. marketing calendar, branding, etc…)

• Support in deciding on Asset, PM and FM strategy, ensure proper handover and coordination with PM and FM entities and Asset Manager.

RELATED YEARS OF EXPERIENCE

Min of: 8+ years of development management experience in managing the

development of large residential and retail real estate assets of over AED 500 million in value.

TECHNICAL AND INTERPERSONAL SKILLS

• Strong understanding of valuation, appraisals and financial modeling of residential and commercial development.

• Strong knowledge and exposure to the GCC real estate market with large master developers with annual revenue of at least AED 2 billion.

• Strong understanding of architectural design and construction.

• Solid understanding of contract procurement policies and procedures gained in the Procurement function of a real estate developer in the GCC real estate industry

JOB PURPOSE


Develop all horizontal design activities related to infrastructure and ensure compliance with authorities standards.

ROLES AND RESPONSIBILITIES 


Design utility services framework for various projects based on approved master plan.

Manage the activities of infrastructure designs and ensure they meet the value proposition.

Manage design of infrastructure work on behalf of utilities authority (ADWEA, Tabreed) and liaise with Project Procurement to submit claims for reimbursement

Provide all technical report to management to advice and design review for ongoing projects, in accordance with project teams.

Assist Project Procurement in developing project scope and assessing third parties (consultants, contractors, and sub-contractors) by performing technical evaluation

Manage third parties (PMC, consultants, and contractors) on the analysis of infrastructure and ensure drawing submittals are in line with Aldar projects specifications

Prepare report with regards engineering analysis, preparing plans and specifications, reviewing contractor submittals.

Identify possible ideas to cut costs/time and provide value engineering recommendations to project teams.

Ensure that plans and policies affecting public utilities are compliant with AD2030, ADWEA, Tabreed and other authorities and other authorities requirements.

Build stakeholder relationship with ADWEA and other authorities to secure smooth approvals.

Coordinate with Estidama team to ensure that designs are aligned with the sustainability requirements.

Deep exposure to GCC region and adjacent markets preferred

Proven track record of working on complex projects in the middle east/GCC.

Job Purpose

Manage the month end closing of the financial books with respect to IFRS 16 lease accounting which entails the timely capitalisation of right of use assets (ROUA) and recording of lease liability after completing analytical reviews and authenticating the quality of reconciliations to ensure that the financial numbers are complete and accurate


JOB ACCOUNTABILITIES LINKED TO OBJECTIVE AREAS

- Obtain and assess the lease contracts for IFRS 16 applicability and manage the monthly closing of the lease accounting module after completing pre-closing checks and handling exceptions with the concerned stakeholders to ensure that the financial numbers are complete and accurate. This will entail the review of balance sheet and income statement nominals through a process of validating balances through a variety of checks.

- Respond to queries raised from internal departments such as Head Office and Outstations finance on accounting, invoice clarifications and other reconciling items. Liaise with other departments as appropriate to ensure an accurate and prompt response is provided.

- Maintain control over the timely capitalisation of ROUA into the appropriate asset classes. Manage the monthly closing of the lease accounting module after performing a pre-closing review and clearing the exceptions to ensure an accurate and complete set of books.

- Review various IFRS 16 related nominals (ROUA, lease liability, interest expense, depreciation, clearing accounts) to ensure that the balances are correct. Identify system/process related issues that hinder the reconciliation process and highlight to finance manager with recommendations for resolution.

- Maintain and update lease contracts in the lease accounting module as per the guidelines contained in IFRS 16, ensure the accounting entries generated are accurate and are interfaced into Oracle appropriately.

- Reconciling the payments by lease by month between systems (primarily for aircraft, engines, airport related payments (lounges and spaces), hotels) and high value numbers.

- Manage the reconciliation of GL nominals under the responsibility of the section by extracting / interfacing data from the operating systems.


Qualifications & Experience

Qualifications:

- Degree or Honours (12+3 or equivalent)


Experience:

- Finance and Management Accounting 5+ years


Knowledge/Skills:

- Experience in large organisation, preferably within the airline or retail industry.

- Strong accounting and technical skills (IFRS) in a service company with different lines of business operating in a multiple currency environment.

- Ability to analyse complex and sizable financial information
